Objective
To set a defensible asking price and bring the property to market with documents in order and a clear presentation.
Starting point
Assume the owner has old photographs, is unsure whether the cadastral sketch matches the actual layout, and is considering a price based on a neighbour's sale he half remembers.
Illustrative sequence of work
- 01Review of the title documents and a check of the sketch against the real layout.
- 02Comparison with active and recently withdrawn listings for similar properties in the same area, with notes on why each one is or is not comparable.
- 03A short list of minor improvements before photography: decluttering, lighting, small repairs.
- 04Listing copy, a viewing plan and a simple way to log buyer feedback.
